NZ Mortgage Break Fee Calculator — Early Repayment Estimate

Get a ballpark early-repayment / break-fee estimate before you call your bank. Enter loan balance, remaining fixed term, your fixed rate, and (for the interest-differential method) a comparison rate. This is a simple estimate only — not your bank’s contractual calculation and not legal or financial advice.

Months left on your current fixed rate period.

Often today’s similar-term fixed rate. Used only for the differential method.

Estimated break / early-repay fee—
Approx. interest per month—
Rate gap (your rate − compare)—
Remaining fixed term—
Clearly labelled estimate — not a bank-specific legal calculation. NZ banks use different break-cost formulas (interest rate differential with present-value of remaining cashflows, average daily balance methods, capped fees, waived fees in hardship, etc.). Always request a formal quote from your lender before breaking a fixed loan.

General information only — not financial, tax or legal advice. Early repayment may also affect offsets, revolving facilities and loan covenants. Confirm with your bank or mortgage adviser.

What a mortgage break fee is (NZ)

When you repay or refinance a fixed-rate home loan early, many NZ lenders charge a break cost so they are not left worse off on the money they funded at your fixed rate. Floating loans usually have no interest break cost (admin fees may still apply).

This calculator offers three simplified estimate methods only. Real bank formulas often discount remaining interest differences, use wholesale rates, and apply minimums or waivers — which is why your quote can differ a lot from this page.

Assumptions and sources

Months of interest Fee ≈ loan balance × fixed rate ÷ 12 × N months. Some older product disclosures used a months-of-interest style; treat as a coarse upper/lower bound only.
Simple interest differential Fee ≈ balance × max(your rate − comparison rate, 0) × remaining years. Ignores present-value discounting and amortising principal — banks usually do both.
Admin + 1 month Illustrative “light touch” scenario only.
Not bank-specific Does not implement ANZ, ASB, BNZ, Westpac, Kiwibank or cooperative society contract maths.

Frequently asked questions

How is a mortgage break fee calculated in NZ?

Each lender publishes its own method in the loan contract / home loan terms. Common approaches involve an interest rate differential over the remaining fixed period, sometimes discounted to present value, plus any admin fees. This page’s methods are simplified estimates for planning conversations — not your contractual fee.

Can I avoid a break fee?

Sometimes: wait until the fixed term ends, negotiate a switch with the same bank, use permitted extra repayments within annual limits, or ask about hardship / sale of the security. Policies differ — ask your bank or adviser.

Is this the same as an early repayment charge?

In everyday NZ language, “break fee”, “break cost” and “early repayment fee” are often used interchangeably for fixed-loan exit costs. Floating facilities may still have discharge / discharge-admin fees without an interest differential.

Should I break my fixed rate to refinance?

Only if the all-in saving (lower rate, fees, cashflow) beats the break cost and switching costs over your intended hold period. Run this estimate, then get bank quotes and adviser input. This tool is not a recommendation.
